Professional Experience

Project Director, Coalfield Development Corporation — 2014-Present

     Principal responsibilities include oversight and project direction for the upcoming creative hub project in Westmoreland West Virginia, accomplishing the renovation of a deserted factory into a series of artist live/work spaces, retail, gallery, community flexible space, warehouse, wood-shop, recording studio, and more. This includes acting as the community liaison, directing bids and contracts, overseeing site-work, facility management, etc. Oversight of facility includes leasing and contracts, assistance with management of businesses in incubation/launch stages, scheduling venue use, etc.

Facility Operations & Supply Manager, Hospice of Huntington — 2012-2014

     Service to all facility and supply related needs for four satellite offices, our main business office, as well as 24-hour care facility (The Emogene Dolin Jones Hospice House); providing intensive hands-on maintenance and communicative oversight of contractors and service workers. Responsibilities include: project planning and implementation; logistics; service contract establishment, negotiation, and oversight; and preventative maintenance. Also meeting or exceeding OSHA safety compliance, through training, site upgrades/updates, repairs and improvements.
     Supply management is centered around planning and communication, anticipating needs; providing all things that are needed, and some things that are wanted. Primary responsibilities are requisitioning supplies and stock for all patient needs; including feedings, continence & catheterization, wound care, blood-draw, associated support goods, and much more. When more advanced specialty supplies are required (such as peritoneal/pleural drainage, dressings, specialty feedings, or advanced wound-care), I work intimately with suppliers and representatives to source needed specialty items at competitive prices, with predictable availability. Secondary responsibilities include office supply & equipment ordering, implementation and training, stock, and ongoing maintenance (primarily hands-on, and secondarily, scheduling equipment service when needed).
     Responsibilities described are undertaken in service to all satellite offices, and extend to the establishment of new office locations, including transferring or shutting down locations when needed..


Owner operator, On Call Services — 2002-2012 Intermittent

     Contracting, billing, and execution general housing maintenance improvements and upgrades, including service to electrical, plumbing, painting, appliance repair, upgrades and new construction as needed for state run divisions with an interest or investment in housing; and similar services for individuals and businesses throughout the tri-state area. A robust client base was established and maintained through contact management, callbacks and follow-up, as well as providing excellent point of sale descriptions of problems and solutions, on target estimates, and above average quality of service. Managed multiple jobs/multiple crews simultaneously.


Maintenance Supervisor, Auburn Ridge Townhomes — 2009-2011

     Managed Purchase Orders, vendors, contractors, a permanent staff of 4, part time and contractors when needed, multiple crews working on separate tasks, often at separate locations simultaneously. Also performed work orders on a daily basis. Managed stock of all maintenance supplies, stock, tools, equipment, fasteners, and specialty repair goods numbering in the thousands, instituted preventative maintenance procedures which were subsequently implemented at other properties owned by the overseeing management company. With full maintenance budget oversight, I cut monthly expenditures by as much as 2/3. Sales responsibilities included proofreading of all sales literature drafts, signage ordering/placement, touring potential renters, and maintaining an appealing, clean and presentable model unit, grounds, pool, work-out area, and building facades. On call 50+%.


Maintenance Manager, Turtle Creek Apartments — 2008-2009

     Managed and maintained apartments and grounds (24 hour, on-call service), repaired all manner of interior and exterior features from plumbing and fixtures, HVAC units and systems, electrical, windows/doors and frames, and major appliance rebuilding and repair. Maintained occupied units, and made ready vacated units. Operated an out-door pool in summer, and removed snow/treated for ice in winter. Maintained parts/supplies inventories with major national maintenance suppliers, instituted a preventative maintenance program. Managed full and part-time employees, contractors when necessary, and rent-credit helpers, assisted at other properties owned by the overseeing management company


Lead Technician & CFO, Ritchie Carpet Care — 1997-2002

     Job responsibilities included, equipment maintenance and service delivery, on site sales, carpet, upholstery, drapery cleaning, and spot treatment. Coordinated bid proposals, and maintained customer relationships through mailings, call reminders, etc.
     Later incorporated, as co-owner and CEO my responsibilities included, bookkeeping, and general financial oversight. Responsible for the marketing division, I purchase of appropriate local demographic reports, and created and maintained detailed mailing lists; directing appropriate marketing materials, cold calls, and walk-in sales at local businesses throughout the Tri-State: Oh, Wv, Ky. Highest certified warranty response and restoration team in the Tri-State, franchised through Bane-Clene, inventors and pioneers of the truck-mounted carpet cleaning system.

Skills

Interpersonal:

My educational path has been one focused upon achieving understanding, and forging connections. My principle tool of communication is storytelling; to engage the imagination of the listener, form a lasting impression and an image of the end I have in sight. I have found this to be a subtle but effective strategy for not only sharing a vision, but persuading others to get on-board. Coupling these proven skills with organizations in which I deeply believe, has resulted in personal confidence and consistent achievement of goals.


Hands-on:

I have serviced appliances from washers, dryers, dishwashers, refrigerators, microwave ovens, electric kilns, welding equipment, shop tools (replacement of bearings, brushes, motors, blades), electrical troubleshooting, upgrade and re- wiring (as well as new construction installation) of electrical systems, installation of lights, outlets, switches, installation troubleshooting and upgrade of low voltage systems from networking, telephone, doorbell, coaxial cable, antenna wires and the like, furnace and air conditioning troubleshooting and repair, ventilation fans and duct work, insulation, structural upgrades, repair and replacement, door and lock installation, lock repair, mastering and keying, plumbing repair and installation, toilet remediation/installation and upgrades, sinks, racks, handicap access doors, railings, specialized lighting, ramps, specialized door handles and lock systems, carpet, padding and tack strip removal and installation, water intrusion remediation, cleaning disinfecting and odor and stain removal and prevention, paint, wallpaper, trim-work, finish work, flooring repair and installation, concrete pouring/mixing/ finishing, brick-laying, etc.


Tool/Trade:

Experienced with any and all hand tools, nearly all power tools. In addition, I've been trained by two leading universities in shop safety and shop power tool operation, and even transitioned into the position of training others in the proper use, care for, and operation of everything from band-saws, table saws, grinders, welders (mig, tig, stick, tack, and torch brazing), cutters (plasma, torch, punch, and power shears), sand-blasting, and even soldering.


Software:

Windows 98, XP; Macintosh OS X (all versions); Microsoft Office/Apple Office Suite; Adobe Photoshop, Illustrator, Acrobat; Quickbooks; Yardi Systems Property Management; Taco Html Editor. I have on several occasions adapted quickly to arbitrary time, inventory, work-order, sales, and budget tracking software, and have without fail learned them deeply and achieved proficiency in their operation.
